I just " love " the people posting that landlords are so unfair / taking advantage / charging too much / yadi yada yada !!! PLEASEEE !!!
As an experienced landlord of over 20 years I have just about seen it all !! I have taken in single mothers with children from emergency shelters and accepted them and their programs , renting them all new freshly painted, newly carpeted , beautiful apartments with new appliances etc. To be warned by Social Service people that I am so " lucky " that I have just enough square footage to house a family of F I V E in my new T W O bedroom apartment !!
Like that would be my first choice in a tenant ! Right ? ......... I would rather have a family of 3 instead of 5 .
And then what happens ? The Mom's children who are not small but 8 , 10 years old are peeing on the floors , urinating on the carpets , leaving the bath water running for days , filling the cesspool to the point of overflowing ........ and cranking the thermostat and heat all the way up to 90 plus degrees .............with the windows wide open ........in the freezing cold of winter !!!! All the while that the landlord is responsible for providing utilities and heating oil. All of this is TRUE >>>>>
I , and many other landlords , have spent thousands and thousands of dollars renovating apartments , installing new carpeting , putting new bathrooms , replacing windows and doors , replacing appliances and on & on , only to have low life , inconsiderate , unappreciative , abusive tenants purposely destroy property beyond belief.
.........................but the landlords all charge too much for rent !!!!
Do you tenants out there think we do this work and endure this kind of expense because its FUN ? ? ? ? Do tenants have any idea how much property taxes are and that every year they keep going up & up & up , higher and higher ? Taxes on a typical home in Nassau or Suffolk counties are $ 7000 , $ 8000 , $ 9000 and higher !!
OH yeah , let's not forget what rental dwelling insurance cost !! $ 1500 to $ 2000 a year . All of which is mandatory by the Bank and mortgage companies !!!
Oh , by the way , did I forget to mention that most landlords have mortgages to pay on their rental properties ? Some $ 2000 or more a month .
The next time you as a prospective tenant , look at a nice , clean , proper apartment .........think twice about it before you say the rent is too high or the landlord is charging too much.
