As a renter I'd like to see the rental in a picture before I waste my gas on a 30 min- 1hr drive OR more.
To find out it's too small or it has not been painted, carpets are dirty, windows are broken or boarded up, or the kitchen is from the 70's.
A picture says alot, that the LL/owner/real estate company is not lazy & cares enough about the home!

We've lived in the same place in Huntington for 4 years and before that were in Austin, Texas for 8 years and lived in only 2 different places there.

Her lifestyle is a quiet, calm one involving gardening, cooking, yoga, meditation, and computer-related & intellectual pursuits. She's very much an evironmentalist and conservationist. She's into organic food and healthy (not tasteless) cooking, non toxic cleaners and such. She likes to keep things fairly low-tech (besides the computer and some gaming). I would be a reference for her - if you people could understand me! - since she is pretty cool and doesn't get mad when I bite her for waking me up just to pet me. Excuse me but people who have animals are not lepers and do not assume we are bad tenants and therefore should have to pay more in rent. Any landlord who wants to charge more in monthly rent for the presence of an animal just does not want animals there. I am an excellent, responsible tenant and a better one than so many out there who do not have animals. I have a cat who has been with me for 11 years and we've not had a single complaint, no nasty smells, no accidents, and I've never had to replace a thing but would do so without a problem. I am in the "good tenant" category and am attempting to survive in a landlord's market, just like you, but people like you give me a bad name and I have not had a good time of finding a place. Oh yes, cry in your coffers about the cost of investment properties. You make it sound like you make no money from it and clearly it's not an altruistic endeavour, so you're full of shit. I've had many types of landlords. THAT is not fun. None of them were very good. Both my parents have owned investment properties (residential and commercial) so don't think I know nothing about it. It's still about the bottom line. Your argument is the same one retail stores make to rationalize raising prices to cover losses from shoplifters and what you're basically saying is that good tenants are subsidizing the damage wrought by asshole tenants. Get out of the Section 8 program if it's that much of a hassle.

OF COURSE rents on Long Island are too high. Workers are not even getting cost-of-living raises now but having a place to live is not optional and renting is not optional for those who can't afford to buy. (And because of the economy, landlords seem to want more for their rentals to cover losses in other areas.) Do you think people rent for the fun of it?
Yes, there are many terrible tenants out there, and I do feel bad for landlords who get screwed out of months of rent and then have to redo the entire place because they ended up with people who do not know how respect what is not theirs. But it goes both ways and I know the value of a good tenant. In my apartment search, I have read ads that read more like a list of prison regulations. Tell me, what would you do if you found someone who you knew would be a great, low maintenance tenant and offered a little less than you wanted for the place? It's called bargaining, deal with it.

I just " love " the people posting that landlords are so unfair / taking advantage / charging too much / yadi yada yada !!! PLEASEEE !!!

As an experienced landlord of over 20 years I have just about seen it all !! I have taken in single mothers with children from emergency shelters and accepted them and their programs , renting them all new freshly painted, newly carpeted , beautiful apartments with new appliances etc. To be warned by Social Service people that I am so " lucky " that I have just enough square footage to house a family of F I V E in my new T W O bedroom apartment !!

Like that would be my first choice in a tenant ! Right ? ......... I would rather have a family of 3 instead of 5 .

And then what happens ? The Mom's children who are not small but 8 , 10 years old are peeing on the floors , urinating on the carpets , leaving the bath water running for days , filling the cesspool to the point of overflowing ........ and cranking the thermostat and heat all the way up to 90 plus degrees .............with the windows wide open ........in the freezing cold of winter !!!! All the while that the landlord is responsible for providing utilities and heating oil. All of this is TRUE >>>>>

I , and many other landlords , have spent thousands and thousands of dollars renovating apartments , installing new carpeting , putting new bathrooms , replacing windows and doors , replacing appliances and on & on , only to have low life , inconsiderate , unappreciative , abusive tenants purposely destroy property beyond belief.
.........................but the landlords all charge too much for rent !!!!

Do you tenants out there think we do this work and endure this kind of expense because its FUN ? ? ? ? Do tenants have any idea how much property taxes are and that every year they keep going up & up & up , higher and higher ? Taxes on a typical home in Nassau or Suffolk counties are $ 7000 , $ 8000 , $ 9000 and higher !!

OH yeah , let's not forget what rental dwelling insurance cost !! $ 1500 to $ 2000 a year . All of which is mandatory by the Bank and mortgage companies !!!

Oh , by the way , did I forget to mention that most landlords have mortgages to pay on their rental properties ? Some $ 2000 or more a month .

The next time you as a prospective tenant , look at a nice , clean , proper apartment .........think twice about it before you say the rent is too high or the landlord is charging too much.

All landlords,

I am told that this is a renters market, how is that possible? Most single (that means 1) people cannot afford $ 1,100 or more for a one bedroom apartment - one bedroom should be THE MOST about $900. Charging $1,000 a month for a basement - ILLEGAL & DANGEROUS - A FIRE TRAP. If you want a tenant to pay for utilities, please decrease the rent to attract GOOD tenants (yes, we exist). I am a single, non-smoking person, no pets. We should not be placed in the same category as others who choose to own pets, yes they should pay more. I have no problem with pets. The prices that are advertised for these "apartments" do not compare to the size/space & are ridiculous. I have seen some places that should not be an apartment - ask yourself if you would live in a place like that. Same apartments everday, too many brokers. You can rent that apartment without a broker, please give us a chance. Doesn't it make good & common sense to have a lower rent to have someone occupy the space than to ask too much & have an empty space for months = no income. We do realize that everything is expensive - we pay bills like everyone else, have to fuel our vehicle, grocery shop, go to the laundromat, etc. We are attempting to survive just like you, usually working two jobs, never home, pay rent & never bother the landlord. We all do not leave the heat/air conditioner on all the time, don't have parties & don't make your life miserable. Yes, bad tenants exist & so do bad landlords- had my share of bad landlords. I am a good tenant & living here is difficult enough, let's work together.
